Understanding SREC Payment Options in Washington, DC

January 22, 2026 · Patrick Cavanaugh · Solar Education, Solar in Washington DC, Solar Incentives and Rebates

If you are considering solar in Washington, DC, you have probably heard the term SREC and maybe been offered different ways to get paid for them. The options can feel confusing, especially when the dollar amounts vary and the timelines are different.

This post breaks down how the DC SREC market works and explains the difference between brokerage rates, annuity rates, and upfront payments, using current market pricing as of January 2026.

What is an SREC, in simple terms?

An SREC, or Solar Renewable Energy Credit, represents one megawatt hour of electricity produced by your solar system. In DC, utilities are required by law to buy these credits to meet renewable energy targets. That requirement is written into DC law and runs through 2041.

When your system produces power, it creates SRECs. Those SRECs can then be sold for cash, separate from the electricity savings you see on your Pepco bill.

A typical DC home system is around 8 to 10 kW in size and usually produces about 8 to 12 megawatt hours per year. That means 8 to 12 SRECs annually.

SREC Brokers We Commonly Work With

Homeowners do not sell SRECs directly to Pepco or the utility. Instead, SRECs are sold through third-party brokers who handle registration, tracking, compliance, and sales into the DC market. The broker manages that entire process and sends payments based on the structure you choose.

There is no single best SREC broker for every homeowner. Each broker has slightly different contract terms, payout timing, and options for brokerage versus annuity structures. We work with several established brokers so homeowners can choose what fits their goals.

In no particular order, the SREC brokers we regularly work with include:

  • Flett Exchange
  • SolSystems
  • REC Mint
  • SRECTrade

All of these brokers operate in the DC market and are familiar with local registration requirements, Pepco interconnection rules, and DC’s compliance schedule.

The most important factor is not which broker name appears on the paperwork, but whether the SREC payment structure aligns with your long-term plans and comfort level with market risk.

The three main ways homeowners get paid for SRECs

There are three common payment structures in DC:

1. Brokerage (market rate)

With a brokerage option, your SRECs are sold each year at the going market price.

For example, here are the current brokerage rate by Solsystems (January 2026):

  • $376 per SREC
  • Price changes year to year based on supply and demand

This option usually pays the most over time, but the rate is not guaranteed. If prices go up, you benefit. If prices go down, your payment goes down too.

2. Annuity (guaranteed rate)

Annuity options trade some upside for stability. You lock in a fixed SREC price for a set number of years.

Current annuity rates:

  • 3-year annuity: $325 per SREC, guaranteed for 3 years
  • 5-year annuity: $280 per SREC, guaranteed for 5 years

These options are popular with homeowners who want predictable income and less exposure to market swings.

3. Upfront payment

There is also an upfront option where you receive one lump-sum payment based on estimated SREC production over 15 years.

Current upfront rate:

  • $1,355.75 per kW, paid once

While this might look attractive at first, it almost always results in the lowest total payout over the life of the system. You are effectively giving up long-term value in exchange for immediate cash. It is about 4 years worth of SRECs. Not very attractive after further review.

Why brokerage usually pays more over the long term

The DC SREC market is not a short-term program. It is established in Washington DC city law through 2041. That long runway matters. (It is not affected by federal politics. PHEW!)

Brokerage rates fluctuate, but historically they have been strong because utilities face real penalties if they fail to meet renewable energy requirements. Those penalties help support SREC demand.

While prices have dropped over the past year, that decline likely reflects an unusual surge in solar installations ahead of the residential federal tax credit changes at the end of 2025. A lot of new systems came online in a short period of time, temporarily increasing supply.

As solar adoption slows and the market absorbs that surge, we expect prices to stabilize rather than continue falling indefinitely.

So which option is best?

There is no single right answer for everyone.

There are multiple SREC brokers that can handle these transactions and each come with their pro’s and con’s.

  • Brokerage makes the most sense if you want maximum long-term value and are comfortable with some year-to-year variability.
  • A 3-year annuity is a good middle ground if you want stability now but flexibility later.
  • A 5-year annuity prioritizes predictability and simplicity.
  • Upfront payments are usually best avoided unless cash today is more important than total value.

For most DC homeowners who plan to stay in their home and keep their system long-term, brokerage or short-term annuity options tend to deliver the strongest overall return.

Final thought

SRECs are one of the main reasons solar works so well financially in Washington, DC. Understanding how the payment structures differ helps you make an informed decision instead of defaulting to whatever sounds easiest.

If someone cannot clearly explain these options, that is usually a sign to slow down and ask more questions.
